Preconstruction is the planning process that brings a client’s vision to life. It includes Conceptual Design, Schematic Design, Design Development and Construction Documentation.
These critical steps govern the building design, project schedule and overall cost. They also ensure that that all stakeholders, including the owner, architect, engineer, builder and subcontractors have a universal understanding of the project. Preconstruction is the roadmap that determines a project’s success.

Ghidorzi Companies specializes in the self-perform trade of Finish Carpentry – the one trade that can make or break the appearance of a building, inside and out. Finish Carpentry includes anything the owner will see after moving into the building, from floors, doors and window frames to stairs, cabinetry and exterior siding. Our finish carpenters perform to the standards we hold for our own properties and operate with a level of precision that truly sets our buildings apart.

Total Solution.
Our Total Solution is about more than the building, it’s about getting a project off the ground. We use our real estate and development expertise to facilitate site selection, land acquisition and zoning on behalf of the owner. With these project-defining pieces in place, we follow through with architectural design, construction and interior design. The Total Solution is our strong suit and preferred delivery model because it allows us to put every area of our expertise to work for the client.
Design/Build.
In a Design/Build scenario, we begin working with the client from the initial building concept and continue with every step along the way through project completion. We act as the single source of accountability for architectural design, construction services and optional interior design services.
Construction Management.
As Construction Manager, Ghidorzi Companies has end-to-end responsibility for the construction of a project. Even though we do not serve as the official architect, we get involved early in the project, lending our expertise on the design and constructability of the building. The Construction Management model provides the option to establish a Guaranteed Maximum Price or GMP in which Ghidorzi Companies would assume all cost overruns that are not due to changes in the original scope of work.
General Contracting.
Give us the plans, we build the building. As General Contractor, we simply build the building. The owner hires an architect who prepares the construction drawings and specifications and defines the scope of work. We build the building accordingly.
